I am going to buy the book but does anyone know if there is a difference from the Amazon one vs Lulu? The Amazon listing says 26 pages where the lulu listing has 24. I just want to make sure I buy the right one.

I purchased the physical book, it is stated that the activation takes 30 mins to an hour for the attunement. Is it necessary to keep the book open on the same page as the card or just having the book near is enough?

just having the book near is enough however i personally stared into it connecting to it for like 5 minutes or so then i left it near me.
